Many times, when we attend a property to value for sale, we are asked if we have other branches.

 

Often when a client has had a valuation by a multi-agent that has advised them that ‘more branches equates to a quicker sale’ it seems hard, on the face of it, to argue with the principal of that theory.

 

However it really isn’t the case.

 

Mainstream agents with more than one branch usually have no more than one branch in any given local area. There is a reason for this.

 

If buyers are looking in an area that is usually the area they want to buy in. The various factors of transport, schools, amenities and family are the prime movers and they register online.

 

Multi branch agencies compete. They have branch targets and they want buyers to stay ‘in house’.

 

Don’t be fooled by the concept that another branch will offer buyers more choice, it simply distracts them from their initial focus and realistically, if a buyer has no real idea of where he or she wants to live then they will register online in the other areas they know anyway.

 

Independent agents can sell property wherever they like, for a variety of clients for a variety of reasons.

 

All agents, including your local independent agency, advertise in the same way. The internet and their shop window but the reality is that the shop window has become less and less important where the internet and social media have gained ground.

 

No one, not even Foxtons, has a secret stash of clients in a secure black box at the back of the office.  If your property is listed on Zoopla or Rightmove or OnTheMarket then buyers will see it regardless of the name on the logo.

 

So when you come to sell your property the biggest  difference you will see will be the level of service and the savings you will make by ‘shopping local’ with an independent agency.
